Do You Need a Real Office?Address Options for Foreign Firms
The shortest answer: you need a registered address — a real, documentable place on your business license. Whether that place needs chairs, a coffee machine and a door sign is a different question. Here is the honest map of your options.

A whole skyline of options — each one a different kind of block.
01 · Why the address question is a business question
The registered address on your license is not decoration. It is where regulators send notices, where the tax bureau expects to find you, and — most practically — what your bank screens when you open the corporate account. The wrong choice rarely blocks registration. It blocks banking, and banking is where foreign founders stall.
02 · Your four realistic options
One thing to cross off early: a personal apartment. A residential address is generally not accepted for company registration, with only narrow local exceptions. Save yourself a round trip and assume home is not an option unless an agent in your city confirms otherwise in writing.

Big tower, small house, or a dot on the map — different footprints, different costs.
03 · Cluster registration: the foreign founder's friend (with a catch)
Zhejiang, and Hangzhou especially, actively promote cluster registration (集群注册): an incubator, park or business-secretary company lets dozens of startups share its single registered address, each with its own license. You sign a hosting agreement (住所托管协议) with the operator, and the arrangement is filed with the market regulator.
The catch is not the regulator — it's the bank. Shared addresses are exactly what money-laundering controls flag, so your chosen bank may demand the operator's hosting certificate, an on-site visit, or a higher compliance review. Cluster registration is a great cost choice; just budget for a slower, stricter bank account opening.

One mailbox, many tenants — the law likes it, banks hesitate.
04 · What the bank actually checks
Before you sign anything, ask your bank-contact these four questions — they decide whether your address will pass:

The door to your bank account is only as smooth as your address paperwork.
05 · The honest cost ladder

Every floor you add makes the tower more stable — and more expensive.
06 · Decision rule for your situation

Start with the smallest stable tower, not the biggest.
RULE OF THUMB
Pick the address that your bank will accept first, your budget second, and your ego never. In Hangzhou and the wider Yangtze Delta, cluster registration keeps early-stage foreign companies legal and cheap — just book extra time for the bank account.
The bottom line
You don't need a "real office" to start — you need a registration-valid address that survives a bank's compliance review. Start small, keep the paperwork clean, and move up the ladder when clients, team or visas demand it.
